An attempt to design a modern family-size residential house in a small town, on a site as small as possible, for a price as low as possible, while maintaining an indisputable quality of living and privacy.

The residential complex for a private investor is designed on a brownfield — a former sawmill and parquet factory from the 1940', called “Středopily” by the locals.

The location is relatively sloping and built on with high density low-rise development. Two backbone roads define the territory with family-size houses (76 houses of 6 types) in-between and two apartment houses in the northern and southern part, mixed-purpose building with a restaurant transformed from the existing building, and a garden centre with two greenhouses.

The territory completed with parks increases the comfort of living. The park in the north with a public

summerhouse and an outdoor kitchen overlooks Bučovice Castle and the townscape. There is a smaller park with a retention pond on the east and a pedestrian connection with the railway station, bus station, and midtown. A walkway with small greenery runs through the entire area.

Lokalitu doplňují parkové plochy zvyšující komfort bydlení. Ze severního parku, s veřejným altánem a letní kuchyní, je umožněn výhled na bučovický zámek a panorama města. Východním směrem se nachází drobnější park s retenčním jezírkem a zároveň je v těchto místech navrženo pěší propojení směrem od železniční stanice, autobusového nádraží a centra města. Střed vymezeného území protíná pěší trasa s dalšími drobnými zelenými plochami.
